Landlord Services

In all cases we would:

  • Visit the property to give an indication of the potential rental income and advise on any repairs or upgrades required before letting.
  • Advise on current legislation regarding residential letting
  • Advertise and generally market the property. This includes listing the property on our website, the PropertyPal.com website and our office rental list.
  • Provide a free To Let sign if required
  • Arrange an Energy Performance Certificate (EPC) where required
  • Accompany prospective tenants to view the property
  • Carry out bank reference checks on the applicant and their guarantor
  • Prepare the Tenancy Agreement and any associated paperwork
  • Take the first month's rent in advance
  • Collect the security deposit to be held in a government approved scheme (in the case of a let only service, the landlord is responsible)

Full management package

In the case of properties where the landlord has opted for a full management package, we will also provide the following services:

  • Collect the rent on a monthly basis and process payments to the landlord (less our management fee)
  • Provide a monthly rental statement
  • Deal with housing benefit claims, where applicable
  • Apply to local council for a fitness certificate, where applicable (for older properties)
  • Organise repairs as per landlord's instructions
  • Organise annual gas safety checks for boilers and appliances to comply with regulations
  • Deal with any issues the tenants have with the property, as they arise

Our fees are set out below


Let only service

Our letting fee is one month's rent including VAT (minimum fee £395 including VAT). This is payable each time a new tenant is secured for the property

Full management service

Our letting fee is 5% of the annual rent plus VAT (minimum fee £240 plus VAT). This is payable each time a new tenant is secured for the property.

Our management fee is 7.5% (unfurnished properties) or 10% (furnished properties) of the monthly rent, plus VAT.


PLEASE NOTE:
There is an option for us to prepare an inventory/condition report if requested - details on application.
We can also give guidance to landlords who wish to prepare their own.
